On February 24th, the City of Scottsdale will be playing Star Wars: The Force Awakens at Mountain View Park. This is a free event and it will start at Sunset. Bring your own blankets, chairs, and snacks. They will be raffling off items and providing some snacks. There is even a costume contest! As we look over the year, its obvious that 2016 was a strong and steady year for our home prices. Home prices were up across the board, from condos, patio homes, single family, and townhomes.

Patio homes rose the most at 5.6%. Condos were next at 4.8%. Single family homes rose at 3.9% and townhomes average home prices were up 3.5%.

One interesting note: the average price for every single kind of home was up in 2016. However, when combining all home prices in McCormick Ranch, the average price actually DECLINED by $2566. Why the difference? The number of condos sold increased by a higher margin than any other category. The lower priced condos brought down the average price. More on that later!

We saw many of the same changes in $/sq foot prices. As expected, these were up anywhere between 2.5-6% depending on the style of home. Here, the additional condo sales did not affect the $/sq foot nearly to the same degree.

The biggest difference for 2016 was the number of homes that were sold. Single family jumped around 6.6%. Patio homes dropped and townhomes were up around 23.5%. Condo sales jumped an incredible 39.9% for 2016.
